Had a great Mother/Daughter trip to Kona March 2024. We stayed in Condo 201 and would definitely stay there again. Condo was equipped with all our needs, was very clean and was not disappointed as property was as described. Was convenient to all activities, shopping and dining. Was so much fun watching the surfers at all times of the day. They were even out there at early morning hours and there was a surfing competition going on for about four days! Hope to enjoy this wonderful property again in the future.
My husband and I had the pleasure of staying in Banyan Tree 405. We absolutely loved the condo, it was inviting, clean, beautiful with awesome views from the lanai. We watched surfers both morning and evening and enjoyed watching and hearing the amazing ocean waves. We loved sitting on the lanai with our morning coffee and in the evenings watching the sun go down. It was our first visit to the Big Island but we look forward to coming and staying at Banyan Tree again. Thank you for such a great place to stay during our vacation!
March 2023 This was our second time renting from Bob, but our first time at Banyan Tree #405. This unit is about as perfect as you can get, the view is incredible. The condo itself is very light and airy and very well laid out. We ate every meal out on the lanai and enjoyed watching the surfers and the sunsets. If you are looking for a condo & sounds of the Ocean. This is it. In fact, it’s VERY it, meaning, if you want to watch TV, you might have to close the doors, lol. We were there in March and never needed the air conditioning. The Tradewinds were extremely refreshing. Also, the location of this condo is absolutely perfect for us. It is very close to things that we enjoy doing and far enough away from town that you miss most of the traffic. We have all ready booked again with Bob next year, Bob is your perfect host.
Our party of four stayed for 13 nights in October. Everything was as described in other 5 star reviews. Things that we especially appreciated were the parking garage with a convenient and secure elevator to the 4th floor condo, air conditioning, the view from the oceanfront lanai including abundant sea life, surfers, and sunsets, and the well-stocked kitchen which included most spices, sauces, and condiments needed to prepare delicious meals. The grills were very well maintained and cleaned daily. When people mention cleanliness, this means not a single bug or pest to be found. All premises inside and out are well kept. Bob and Ronda, the owners, were accessible and they demonstrated a sincere desire to make our stay as pleasant as possible. If the “blue guidebook” reviewed individual condos, BT 405 would undoubtedly be rated a Real Gem!
We loved our stay here! Waking up each morning to the sound of the waves was incredible. The condo was extremely clean, with all the amenities we needed. We stayed during Ironman week. Located a couple miles south of the main Ali’i strip, we were close enough to town to get things done, but far enough out that we had peace and quiet. Bob was a pleasure to work with too. If I’m lucky enough to race again here, I hope this available to stay!
This was a great location and the view was spectacular! The beds were super comfy and the place was clean. Bob was amazing anytime I had questions. I would definitely recommend for a trip to Kona with all the comforts of home.
My husband and I stayed in Banyan Tree Penthouse #405 for four weeks. The view from the lanai is unbelievable! Morning coffee and sunset with a glass of wine were fabulous. After 15 times in Hawaii, it was the first time when the lanai was functional all day. Sometimes we had lunch or early dinner there, which was still very comfortable. The place is well organized and has everything you need, even for an extended stay. The location is excellent. Its about 3 miles from Kona, 5 minutes driving from incredible snorkeling in Kahuluu Park, and an enjoyable 30 minutes driving to Two Steps, one of the best snorkeling places in all Hawaii state. The building and the condo arent new, but they are clean, well maintained, and quiet. The owner was easy to communicate with. I recommend staying in this place. Youll see the sunsets in your dreams when you get home to the mainland.
We just returned from a magical stay on the Big Island. One of the highlights was staying in this special condo. It has all of the amenities and a spectacular view. I especially enjoyed falling to sleep to the sound of crashing waves, and returning from our daily activities to watch the most incredible sunsets from our balcony. Even our rental car enjoyed its view at night. Bob is reliable and responsive. We will most certainly return.
Relaxing on the big lanai with outstanding views--this is truly oceanfront--was one of our favorite activities. We could see turtles, spinner dolphins, colorful fish and lots of surfers. We also spent time on the little sandy beach in the afternoons. Very comfortable accommodations with everything we needed. Making the reservation was easy and Bob made our first day very nice with an early check-in.
The condo was updated and clean. The location was perfect, just a few minutes from downtown Kona. We spent every morning and evening on the lanai watching the surfers and the sunsets. We hope to stay here again and would definitely recommend it to others traveling to Kona!
We had a wonderful stay here. Beautiful views and listening to the waves from the ocean. The condo had everything we needed and the owner was in constant contact to help with anything we needed.
Truly wonderful unit. The view was stunning and felt so very private for the islands. It was wonderful place to listen to the waves crashing all night and then wake up and watch surfers in the morning. Each minute we were in the unit we enjoyed our vacation experience.
My husband and I stayed in this unit for 13 nights in April. The condo is as pictured; simple, very clean, and very well equipped. The kitchen was well stocked, and all the beach equipment we needed was right there. It is right on the water with a million-dollar view and fabulous ocean sounds. With the ocean breezes, we never needed to use the air conditioner. We enjoyed watching the surfers every day. The pool is small, but never crowded and always very clean. We didn't use the above-ground hot tub. Bob really made this a 5-star experience for us. He promptly responded to any questions I had and fixed one issue we had with a sliding door immediately. He certainly showed us Hawaiian hospitality. This is not a big, fancy resort, rather a modest, friendly, 20-unit condo complex. We would return in a heartbeat!
This property is well located to restaurants and shopping. We enjoyed much of our time sitting on the lanai experiencing the ocean and beautiful sunsets. It delivered for what was advertised and was a very comfortable stay for two couples.

Everything about this place exceeded all expectations. Owners were always responsive to any and all my questions and concerns during and prior to our stay. A perfect vacation!!!
My family of four stayed here at the beginning of our trip to the island. The view and proximity to the ocean absolutely cannot be beat. The condo is clean, comfortable, and close to many activities on the island. It's a small complex of only 20 units, most of the time we spent at the pool we had it to ourselves. Do yourself a favor and skip the big resorts, we much preferred this to our place that followed.

2nd floor provides the most ideal vantage point to see all that is happening in the ocean. We saw many surfers, a couple whales and a few dolphins.
It was as clean, well stocked and comfy as any we’ve stayed in. Washing machine is very handy, beach towels provided, and the ac unit was perfect to cool down those couple warmest hours before sunset.
Small, quiet complex and we never even passed by any neighbors. Stairs adjacent to the parking spot take you right up to the front door. (There is also an elevator). Property is south enough on Ali’i Drive that we never struggled with traffic to get in or out.
Bob communicated every detail we needed and was very friendly and helpful with recommendations.
This fourth floor unit has excellent views that just cannot be matched. New sliders from both the living room and master bedroom go out to a large balcony from which you can watch surfers and whales. You simply cannot get closer to the water than from this condo. Most of the buildings along this stretch of the island were built several decades ago--the price you pay for the location and those views. However, kitchen has been nicely updated and is well-appointed with everything you might need. The unit is clean and comfortable and we'd certainly rent from our excellent host again.
We are a family of 4 and stayed here for a few days during our vacation. Although we also spent some time in a nice hotel, the whole family agreed that we liked the condo the best. The view is terrific; there were turtles in the tidepools and surfers/sunsets to watch from the lanai. We walked down to get poke from Da Poke shack, and enjoyed being able to cook our own meals too. The condo includes all you need, and the owner was responsive and helpful. (If you need a softer mattress, he said they have a topper available.) We hope to get back to the island and will stay here again for sure.
Absolutely loved this oceanfront unit and wish we had booked it for more days. Great communication by owner, and everything as described / depicted. The best part was drinking coffee on the balcony and watching the early surfers. Would book again. Mahalo.
We thoroughly enjoyed our stay at this condo. The view was beautiful and we looked forward to seeing the surfers out each morning and enjoyed the sunset in the afternoons. There is a small beach next to the building and it was easier than walking or driving somewhere else. The owner was responsive and the listing was accurate. We would consider staying here again if we make it back.
Great location and great property. The condo had everything you needed- beach chairs, a cooler, snorkel stuff. There were also several tips of where to visit and eat. We can’t wait to come back.
This condo has everything you could possibly want to enjoy your stay on the Big Island! We stayed for eight days and enjoyed seeing the amazing sunsets, sea turtles and surfers right from the lanai. Our daughter spent hours in the pool while we relaxed. The condo is just as described, with everything you’d need to enjoy your stay. The mini market across the street was very convenient. The park next to the building offered a lot of local flavor. It was also great working with Bob, the owner, as he was very responsive and easy to work with. I highly recommend renting directly from the owner vs property management company. Again, the view was outstanding and couldn’t have been more pleased with the entire experience.
The whole rental process was easy and we had great communication. The condo was amazing. We loved sitting on the balcony, listening to the ocean and watching the surfers. We have never stayed in a place with rooms so close to the ocean. Great condo!
We were cautious as there had been a tremendous storm days before our arrival but all went well. The condo is quiet and well located. The sliding partition was ideal to provide air flow throughout the main area in the evening. The property was generously stocked with beach chairs, etc that were much appreciated. We didn't use the pool due to being busy ocean swimming but it looked nice. Regrettably the hot tub was in need of attention so we gave it a pass. Beds and furniture are comfortable and nothing was lacking. Would definitely recommend.
This condo was perfect. It was clean and quiet with a beautiful view. There is a reserved spacious parking spot that goes with it. The owners were very helpful too. I can't wait to go back!
Awesome condo - the view is fabulous, location is very convenient, and the condo is beautiful. We thoroughly enjoyed our stay here while honeymooning. The condo is well equipped for cooking and outdoor activities, we particularly enjoyed having beach chairs and beach towels to use during our stay. They also have boogie boards and snorkel gear. This is a place we plan to return to on future visits.
I had a wonderful time in this condo. It was very clean and had a beautiful ocean view. It's a 5 minute drive to downtown so you can't walk to the shops and restaurants, but I liked that because it's away from the crowds. I would definitely stay here again.

This place felt like a great value. The location really can't be beat. We found ourselves turning off the A/C just so we could open the many windows/screen doors at night to fall asleep to the sounds of the waves. It felt like one of the few properties right on the Ali'i drive that isn't bothered by the traffic noise because of your proximity to the ocean. Being right off Banyans was an added bonus for my husband; he was able to surf right at our doorstep. The property is a classic vacation rental: it shows its wear in certain places and although well-stocked, many of the appliances/pots/pans could use replacing. Overall it was clean and comfortable and we would definitely stay again. Bob was easy to communicate with and offered flexible check-in/check-out times when available; although we didn't take advantage of them we appreciated the offer nonetheless.
Beautiful oceanfront stay.
This was a great place for our Kona stay. Listing was exactly as advertised. We really enjoyed the sunsets from the lanai and listening to the surf break in the mornings and evenings.
Bob is a great host. He made the whole process easy and straightforward. He checked in with us to make sure we were able to get into the property on our first day there. The place is great. 10 feet to the crashing waves from the balcony. It was nice to watch the surfers every morning. The place is well furnished and close to Kona and beaches. Black sands beach is a short 10 min walk and the nearest farmer's market is 15 min walk. Will stay there again when we go to HI again.
Amazing view from the balcony. We enjoyed watching the surfers in the mornings and sunsets in the evenings. The owners had boogie boards, chairs, towels, umbrella for our use. It made going to the beach so easy. We’ll definitely return!
We really enjoyed having a full condo rather than a hotel room. We were able to eat in on occasion, do laundry, and best of all, this location is really close to Kona shopping and other activities. We went to two different beaches, both within a 20 minute drive, that had great swimming and snorkeling. Had a great visit to the Big Island.
We had a relaxing time in Kona. The is condo was very clean and the kitchen well stocked. We had all the cooking utensils we needed. There was also condiments, spices, and other staples needed for cooking. We appreciated this bonus. The pictures show the condo accurately. The owner gave excellent instructions about how to check in and out. We loved watching the sunset and the surfers every evening. KTA shopping center was easy to get to without a lot of traffic. The snorkel beach was also an easy drive. This was one of the nicer condos we have stayed in.
Very nice place with accurate listing
My family of four had a very pleasant stay in this centrally located 2 bedroom house. The view is stunning from the lanai and we loved waking up to the sound of the ocean. We also enjoyed walking to the near by Magic sand and Kahalu’u beaches. This property is in a great location with all the necessary amenities.
My family, including two teenage daughters, rented this location for 5 nights in March 2021. The rooms were as described-fit our family perfectly. The condo was very clean and had all the amenities needed for a very comfortable stay. The parking was very convenient and we had beautiful sunsets from the lanai. The location was perfect for us, as we were off to a different location everyday, not downtown Kona. Da Poke Shack is downstairs-incredible poke! Bob was quick to reply if anything was needed. Would definitely recommend this condo to a couple or a family.
There is an incredible view from this condo. The ocean is just a few feet away. The condo is comfortable and well equipped. There are wonderful beaches close-by or within an hour away. We will stay here again!
This is such a great spot on the big island. Views of the surfers at Banyan’s and a short drive to restaurants in Kailua. The condo itself is clean, in great condition and spacious enough for a family of four.
